Current Requirements and Decision Criteria
STR DSCR uses the short-term-rental version of the DSCR program, with different rent evidence and calculation rules from LTR DSCR. Short-term-rental gross monthly rent is based on a 12-month average for seasonality and is reduced by at least a 20% extraordinary-expense factor before dividing by PITIA or eligible ITIA. When supported actual expenses exceed 20%, the actual higher expense factor is used. Short-term-rental income is not eligible for the asset-supported LTR option. - Minimum extraordinary-expense treatment: $8,000 × 20% = $1,600; $8,000 − $1,600 = $6,400 adjusted monthly STR income. [1]

- Illustrative STR DSCR: $6,400 ÷ $5,000 = 1.28.
If supported actual expenses were 30%, the higher factor would control: $8,000 × 70% = $5,600, and $5,600 ÷ $5,000 = 1.12. This shows why the source data and expense treatment can change the ratio. Material Costs, Risks and Alternatives
- Revenue risk: Seasonality, competition, occupancy, nightly rates, platform rules and operating interruptions can make actual revenue lower than a projection.
- Expense risk: Cleaning, management, utilities, repairs, furnishing, platform fees, taxes and insurance can materially affect cash flow even when the underwriting expense factor produces an eligible ratio.
- Legal-operation risk: A permit denial, zoning restriction, HOA rule, lease provision or insurance exclusion can prevent or limit STR operation even if financing is otherwise available. [3]

Alternatives may include a conventional investment-property loan using eligible documented income, an LTR DSCR loan supported by eligible long-term rent, cash, seller financing, or postponing the purchase until legal operation and income support are clearer. Product fit depends on the complete scenario; do not assume STR DSCR is preferable solely because projected revenue produces a higher ratio.
